LPR have been tasked with the complete redevelopment of this former local launderette in Woodhouse. Formerly a multiple occupancy property in a leafy Headingley side street we were tasked with converting this beautiful Victorian property into 3 flats with the possibility of adding a 4th with a basement conversion at a later date. We were briefed to preserve as many of the period features as possible whilst renovating the property to a standard high enough to attract the top end of the young professional rental market.

 

The initial works stage saw a complete overhaul of the property layout. Subsequently, new insulation was installed, all walls were reskimmed, brand new bathrooms and kitchens were put in, and sash windows befitting the local conservation area were installed. The final stage saw a high-spec final fit and professional decorating throughout.

 

The combination of authentic features and a high-end finish has resulted in these properties being some of the most sought after rental accommodation in the area. With its high ceilings and exposed beams these 2 bedroom flats are amongst the highest earners in the landlord’s portfolio. LPR were employed to undertake a complete refurbishment of this 5 bedroom multi-occupancy property in order to attract tenants in the extremely competitive student lets market. Long gone are the days when students were happy to accept just any old digs. With a crop of more affluent students arriving each year and the standard of student living constantly on the increase, simply complying with UNIPOL regulations as a bare minimum is unacceptable if a landlord wants to be successful year in year out.
