This project involved the complete renovation of an old coach house situated on the edge of Headingley town centre.

Originally comprising four flats that struggled to let due to poor quality and unattractive layouts, the property was taken back to brick and reconfigured.

We transformed it into three highly attractive flats aimed at professionals and a commercial office. The property was upgraded to improve all fixtures and fittings, ensuring it met new EPC regulations.

The job included replacing the entire roof, installing RSJs to open up the layout, and adding a damp-proof membrane and new drainage in the storage basement for the commercial unit. During the renovation, we discovered part of an old ship in the walling, and we incorporated a mix of heritage and modern style throughout the flats and commercial unit, featuring statement skirting boards, vaulted ceilings, wooden window surrounds, and flooring

We were tasked with converting this beautiful Victorian property from a multiple occupancy house into three high-end flats.

We preserved as many period features as possible while renovating to attract the top end of the young professional rental market.

The project involved a complete overhaul of the property layout, new insulation, reskimming of walls, and the installation of brand-new bathrooms and kitchens. Sash windows befitting the local conservation area were also installed. The final stage saw a high-spec fit and professional decorating throughout.

The combination of authentic features and a high-end finish has made these properties some of the most sought-after rentals in the area. With high ceilings and exposed beams, these two-bedroom flats offer year-round security through longer-term rentals and are among the highest earners in the landlord’s portfolio.

An imposing Victorian villa with large garden in Far Headingley situated on a leafy street popular with young professionals and families alike.

This was a passion project for the company that really ticked all the boxes for what the company is about. The garden was relandscaped in 2014, offering a fantastic usable space for residents to enjoy.

Flat 1 blends the old with the new, featuring restored original skirtings, door casings, and covings alongside a modern kitchen with statement pieces like a tall jet-black radiator and original tiling on display through Perspex flooring. The living room boasts a framed surround TV that emphasises the original fireplace and woodwork. The wow factor is truly delivered by the huge bathroom which features floor-to-ceiling tiles, jack and jill sinks, a separate shower, and a large bath, accessible from both the bedroom and the flat.

The building also includes three additional professional flats and a basement development for a three-bedroom flat, along with designated heritage-style parking spaces and a bike shed, catering to the needs of modern residents.

Where possible will retain and restore buildings original features

Restoration of a building’s detail to its original state with a sympathetic eye to retention of the most significant original features and use of period-appropriate materials and techniques is often required within conservation areas.
